There are over 16,000 individuals licensed as a Las Vegas real estate agent selling homes in Clark County. In order to become a realtor a candidate must complete extensive training and must pass a State exam administered by the State of Nevada Real Estate Division. Once licensed, the candidate is then eligible to join the Greater Las Vegas Association of Realtors (GLVAR). Membership in this association includes concurrent membership in the Nevada Association of Realtors (NVAR) and the National Association of Realtors (NAR). The REALTOR® designation is therefore an indication that the real estate agent has passed a number of exams and continues to receive ongoing training.

Classification of Real Estate Agents

In Nevada, realtors fall into 3 categories:

• Brokers - Each real estate office is controlled by a broker. The broker is often also the owner.
• Salesperson - All agents are accountable to, and act on behalf, a broker.
• Broker/Salesperson - This is a salesperson who has passed the educational requirements to be a broker but chooses to act in the capacity of a salesperson. This person may also serve as a manager of a broker's satellite office.

Although a Las Vegas realtor is an independent contractor, she must be affiliated with a broker and their license must "hang" in a broker's office. Many Las Vegas brokers' offices have hundreds of affiliated salespeople.

About Buyer's Agent Types

There are three types of Las Vegas real estate agents:

• Buyers agents work with buyers exclusively.
• Listing agents concentrate on securing listings for sale and rely on other salespeople to sell the homes.
• General agents Most new realtors fall into this category. They are generally trained to concentrate on listing homes but will also work with buyers. The possibilities of "conflict of interest" working with this type of agent are many, and a savvy buyer or seller should seek out a more appropriate person.

About the Realtors' Code of Ethics

The realtors' code of ethics is established by the National Association of Realtors (NAR) and is adhered to by each state and local Association. This code combined with Nevada laws are an assurance of quality service.
