The recent real estate story in Las Vegas
The local market has cooled considerably since the buying frenzy of 2004-6 when investors were snapping up homes within hours. When buying a resale home, you were competing against multiple bids, while new home purchasers found themselves on builders' waiting lists. Most investors were hoping to either "flip" these homes or rent them out. But then the inevitable thing happened: home buyers were unwilling, or could no longer afford, to pay the increasing prices. At the time, there were fewer than 4,000 residential real estate listings on the Las Vegas Multiple Listing Service (MLS). Today, there are over 20,000. Many of these are bank-owned, foreclosures and short sales. Recently over 70% of sales have been foreclosures and bank owned homes.
Throughout the Las Vegas Valley, including the communities of Henderson, North Las Vegas, City of Las Vegas proper and the subdivisions of Summerlin and Green Valley, there is currently a large selection of both foreclosures and resale single-family homes, condos and townhomes. Prices are excellent and interest rates are historically low. In short, this is an excellent time to invest in Las Vegas real estate.
