Las Vegas Nevada Real Estate informationThe Las Vegas real estate market is truly unique in the nation. With over 12,000 homes for sale and hundreds of builders' new home models, Las Vegas is the fastest growing real estate market in America. 50,000 people continue to move to the city each year. That's a net number taking into account that some folks actually leave. A large percentage of new residents arrive from California, where average home prices have risen far beyond the grasp of most new homebuyers. Yes, we have seen price increases in recent years, but compared to our neighboring states Nevada real estate in Las Vegas is still a bargain. Choose from a variety of single-family homes or a vast selection of condos, townhomes, and condo conversions. Unlike homes in most other American cities, average resale homes in recent years are less than 5 years old. The reason? The explosion in growth has resulted in a building boom. Many national builders have set up operations in Clark County, Nevada and are continually developing new neighborhoods. So if you're looking for a brand new home, you will find more than 1,500 new home models on display. New homes for sale are generally found around the perimeter of the city, while the resale market is spread more evenly throughout the valley. In spite of the large selection of real estate, searching for homes can be tricky. Map-makers are seldom able to cope with the challenge of adding new streets that are constructed each week. As a matter of fact, Clark County actually has a full-time person whose job it is to name these new streets. So if you're looking for a new home in Summerlin, for example, chances are that you'll be driving on streets that are not indicated on the most recent road maps. An agent's 'For Sale' sign on a property can also be misleading. Homes in this market often sell before the sign company has had a chance to erect a sign. If you do see a sign and phone the listing agent, there is a strong likelihood that the property has already sold and the agent just hasn't gotten around to removing the sign or placing a "sold" placard on the sign. Sometimes this is intentional. Wonder why? Guess how many phone calls a listing agent gets with a 'For Sale' sign. You can't believe everything you read. It's always nice to look at pictures of homes for sale. Grocery stores have racks full of real estate magazines advertising homes, complete with pictures and compelling descriptions. What these ads don't give you are the property addresses. After all, you just want to drive by and scope out the neighborhood. I guess you'll have to call the realtor to find out where these homes are located... get the picture? This isn't rocket science. The agent, on a quest to gather as many "leads" as possible, is usually more concerned with getting your name and phone number (and setting up an appointment) than actually providing the details you're seeking. The fact of the matter is that most advertised homes (the good ones) that were current when the ad went to the printer have already sold by the time the magazine arrives at the racks. So in Conclusion...The only way to search for Las Vegas real estate is to engage the services of a buyers agent - a realtor who will do the searching on your behalf and will help walk you through the entire process, from search to closing a deal.
